Owner Maintenance Requests
If you are needing maintenance repairs/upgrades
outside of the normal UPM Management agreement,
please CLICK HERE to fill out your request.
Requests will be approved by UPM and completed in a timely manner
based off urgency and UPM maintenance schedule.
A charge of $65/hour for incidental time, time outside of regular management duties, including but not limited to the scheduling of repairs; escorting or meeting contractors, repair persons, technicians and other vendors, the shopping for replenishment of supplies or furnishings outside of what is provided by MANAGER; pick up or delivery of items to the property; staging or furnishing the property, coordinating, submitting and tracking of payments, or any additional outside request by OWNER.
OPTIONAL FEES:
[ ] Pest Control: *$105 quarterly for interior & exterior service.
[ ] Lawn care: *Starting at $45/yard- price is set by maintenance based off of property size and location
[ ] Landscape Package: (Optional) *Starting at $250 bi-yearly for Spring & Fall tune up- includes weed pulling, mulching and shrub trimming, a la carte services provided with OWNER consent.
[ ] HVAC Servicing (recommended for properties +1 years old) $125 per unit for Spring & Fall tune ups + discounts on repairs.
[ ] Grill Maintenance: Guests are required to clean the grill after use, however management can provide grill cleaning services starting at $25 per clean, including grease trap clean out.
[ ] Bi-Annual Preventative Maintenance: Drain lines, caulking, minor adjustments, touch up paint. Prices vary based on size of home.
*All hourly charges or optional fees will be billed back to OWNER at MANAGER discretion on monthly management statement or direct invoice. Should OWNER receive a direct invoice, invoices are to be paid immediately or by designated due date. Past due invoices of 30 days or more are subject to 10% late fee based on total due each month until paid in full. If invoices are not paid within 60 days of receipt invoices due will be removed from any rental income under UPM Management.
